The Decision Filter

There are so many “other topics” we could talk about, so I’m slowly rolling them out. Let’s take a look at things such as what “as-is” means, the question of repairs, misconceptions on speed and closing times, and in the future, things like an inherited property, rentals, and more!

But today… we’re talking about “what if I’m not sure what to do?” Here’s a fast decision filter:

1. If the house needs work:

  • Selling as-is can save you months of repairs and contractor chaos.

2. If time matters:

  • A direct sale can move faster than a traditional listing (especially when inspections/appraisals/financing get involved). 

3. If the situation is complicated:

  • Inherited home? Tenant-occupied rental? Life change? I’d say that the best plan is usually the one with fewer moving parts.

This comes up constantly in my backyard: Everywhere from Marshall, Asheville, Hendersonville, Fletcher and beyond… where sellers often want a clean, respectful exit more than they want a long project.
